Very large modern 3 bed 1st floor apartment in central riverside area. Stunning kitchen,huge living room w 50" TV & NETFLIX, super fast WiFi, bar area & riverside patio w stunning views. 200sqm total with 3 bed 3 bath. Walking distance to everything!

One of the most spacious modern apartments in the central riverside area. 3 bedroom apartment with king size and double rooms can comfortably fit 6 people.

Less than 10 minutes walk to the Royal Palace, National Museum, Wat Phnom, Night Market, and all the restaurants and nightclubs that the riverside area has to offer. All of the furnishings and accessories are brand new and in perfect working order. Total surface area just over 200sqm.

Entrance from a quiet but well-lit side street. We are on the 1st floor so not too much of a climb!

Huge wide open living/dining area of roughly 100sqm now includes large 8 seater table and huge comfy L shaped sofa. There are 2 huge flat screen TVs with cable access (English language channels available) and high speed internet WIFI. We also have Apple TV so you can connect any laptops or tablets. There is an accessible NETFLIX subscription so you always have something to watch.

Guests will also have access to a full complement of housewares including bedding, towels, and kitchen accessories including serving ware, cooking utensils, pots/pans, microwave, kettle, rice cooker, fridge freezer, cold water dispenser, oven, and stove top.

We have a cleaner, who can be available for you during your stay for a small fee. Otherwise we ask that you keep the place clean and tidy yourselves. We can also provide a cook, and/or breakfast items if requested

We try and meet all guests on arrival to show you the apartment and answer any questions you have about the space and the city.

During your stay we are usually only ever a couple of hundred meters away and very happy to provide any of our guests with local advice on the best places to go for food, culture, and entertainment.

We can also arrange private catering, or even cooking classes in the apartment if you are interested in learning more about Khmer cuisine.

The apartment is located adjacent to a nightclub so ambient noise may be a concern for light sleepers. Soundproofing insulation has been built into the home but a low level of noise persists at times.

The entrance to the apartment is very safe and secure with both an exterior and interior locked door and the police station located next door.

Note the alley in which our entrance-way sits is Cambodian style and shared amongst many people in the area, predominantly Cambodian. We would ask some cultural sensitivity from guests whilst staying with us, we enjoy playing a part of our community here and feel that as part of the AirBnB experience guests play a role in keeping that relationship strong.

No smoking inside the apartment but you are welcome to smoke on the patio. No pets are allowed.

Please try and remember to water our balcony plants while you are staying!
