This beautiful Mexican-style condominium is located in the prestigious Amapas area of Puerto Vallarta's South side just above Los Muertos Beach. The Romantic Zone, and the Malecon, The beach, restaurants, and shopping of Puerto Vallarta are an easy walk away.

The condomium features 2 bedrooms and 2 1/2 baths. The Master bedroom has a King bed and ensuite bath, and the Guest room features 1 double bed with a full private bath and walk-in closet. A built-in air conditioner is available in the master bedroom/bath.

There is a complete kitchen, a dining bar and a living area that opens onto a very large terrace with a spectacular view of the city and bay. This large terrace contains a private un-heated swimming pool ,a fountain, a covered bar, and a lounging area with a gas BBQ. Both bedrooms also open onto the terrace so you can enjoy the amazing view morning and night.

This complex offers a community pool, roof-top patio with awesome views of Banderas Bay, the beaches and the city, as well as a tram to transport you down to the main road.

(Please note, there is no check-in/check-out available on any Sunday, Christmas Day, New Years Day or Easter.)

Casa de la Rosa II is professionally managed by a local property management company. The owner of the company is a personal friend whom we've known ever since we bought the condo (about 20 years ago.). He is very familiar with the condo and all of Puerto Vallarta and is always willing to share this knowledge (so don't hesitate to ask him questions or for recommendations). He will be your main contact for condo-related matters during your stay. You'll receive his contact information prior to arriving in PV His staff includes maintenance people, a grounds person and maid. You'll see one or the other of them throughout your stay, as they are very attentive to the unit.

Yes, the views are amazing, regardless of where you are in the condo. When we visit, we also "live" on the terrace (as do most of our guests). We are so sorry the condo was not in as good repair as we thought it was. We just returned from the condo and cannot dispute there were a number of maintenance/upkeep items that should never have either occurred, nor been left unattended. We normally visit the property several times a year to insure it's upkeep. Unfortunately, we experienced medical and familial issues that prevented us from doing so in 2019. We have repaired and/or addressed all of the issues you reported (plus a few more that we noted). We have also taken some administrative steps to hopefully prevent these oversights from occurring in the future. We again sincerely apologize that the condo was not maintained to our standards, nor to your reasonable expectations.

Thank you for taking the time to submit a review. We are sorry you had a less than stellar visit and that our condo didn't meet your expectations. After some searching, I found that you stayed in our condo in May of 2018. At the time of your booking you had noted there would be four adults and zero children. When we are advised there will be young children, we make it a point to let our guests know that the pool is not fenced and that the marble flooring on the terrace becomes slippery when wet and recommend only using the stone apron at the top of the pool steps to enter/exit the pool and to dry the feet before walking on the marble. Over the years, we have had numerous families with children stay at the condo, and none have mentioned this as being an issue. However, we will revise the information sheet we provide to all of our guests to include more specific precautions when using the pool. Although the terrace doors may appear to be ornamental, they are in fact very secure when locked. We hope that, aside from the pool, you enjoyed your stay at Casa de la Rosa II and the time you spent in beautiful Puerto Vallarta.

Why can't I call Gary/Karen (the owner) before booking?

You can exchange contact details with the property owner/manager once your booking is confirmed and you’ve paid in full. Paying and communicating only through our platform allows us to ensure that your booking is covered by our Payment Protection policy.

If you have any questions before booking, you can send the property owner/manager a message via the contact form on their listing. Once you’ve booked, you can discuss the rental and make arrangements for your trip by logging into Manage my booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I pay the balance of my holiday?

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Gary/Karen (the owner) a message.

If Gary/Karen (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
