Property for exclusive use

Villa Quercianella is located in an area full of Mediterranean bush between the “via Aurelia” (the state freeway) and the sea, on the “costa degli Etruschi”, half way between Livorno and Castiglioncello. The house, built in the 1950s and recently renovated, is located amongst other villas. It is surrounded by a fenced-in space alongside the road with a rustic garden full of Mediterranean bush and pine trees leading towards the rocks on the sea. The raised wooden terrace is an extremely pleasant spot where to spend some time reading with a view on the sea. Its position is ideal to spend a holiday directly on the sea without using a car if not for shopping. A flight of steps lead directly on the rocks where a secluded terrace has been created. The price includes 3 hours of cleaning service twice a week. The accommodation has air conditioning in 2 bedrooms on the first floor and wi-fi Internet connection outside.

PLEASE NOTE: The villa is located near the state road that connects Livorno with Castiglioncello. The terrace on the roof is accessible but with great care because there are no railings. This terrace will be made available only if thare are no children in the group. The accommodation is not suitable for people who have walking difficulties or groups of small children because of its terraces, the steps and the steep steps leading to the sea. the villa is located close to the road and the garden is not entirely fenced, therefore it is necessary to pay close attention to family with children.

Dear Guest, first of all I wish to thank you for booking your holidays in Tuscany with us, and for the very detailed review about your experience at Villa Quercianella. I am pleased to read you enjoyed your stay. Many thanks also for your suggestions, we appreciated and shared them with the owner, who was surprised of that, as during your stay she did not receive any requests or feed-back from you. You have all the contacts, and to help you, we would be pleased to be contacted during your stay. Villa Quercianella is beautiful property in an breathtaking position, directly on the see and immersed into a wild Mediterranean bush. As for sure you have noticed, when you booked, from the description, no cleaning service was included in the rental price during the stay, but if would have liked to daily clean it from bushed, insects and algae, on payment we have have provided you. Anyway, I will anticipate the periodical inspection visit to the villa, but in the meantime I wish to anticipate you the detailed answer received by Maria Grazia (the owner): Owner reply: point 1 "for what concern this first point, we are very sorry to hear that. You should have called us immediately. When you checked in, it was late and we did not want to overwhelm you with thousands of information. My mobile number was in the information book, I speak fluent English and I would have been very happy to reply to all the questions. We always say to our guests: please do not suffer in silence! Point 2 “I will take notice of that, but If I knew you were needing support in managing the facilities, I would have asked to Roberto to go back to the villa for a deeper explanation." Point 3 “We will consider this suggestion for the future, but all these items are not included in rental price paid, by the guest.” Pont 4 “We will take notice also of this”. Point 5: “Ok we will take notice of this.” Point 6: “we are very sorry to hear that. Before client’s arrival I personally checked the house and it looked in order. Again, if I would have been informed, I could have asked to my staff, to go to the villa and clean it again. Point 7: “for botanical reason, we can cut the trim of the treetop only in early spring, or in late fall, not during summer or when the temperature is still high.” Point 8: “our gardener cleaned the garden on the arrival day. The house is right on the water and surrounded by the Mediterranean nature and for this reason it is possible to find some insects, ants, lizards etc…or leaves.” Point 9: “ok we will take note of this.” Point 10: we tried several time to contact the group also on WhatsApp, but no answer. Roberto tried to reach the group, because he needed a copy of the passport of the last guest. On Wednesday I wrote a text, but no reply. I am sorry she did not contacted me. In the end I received a message, and client seems to be happy. I would be very pleased to welcome you again at Villa Quercianella or in any other villas part of our collection. How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
