Riff Farmhouse is a large semi-detached property situated in the countryside where it has uninterrupted views of the northern Isles and Kirkwall.  The elevated position of this farmhouse means that there are spectacular sea views from almost all window locations. 

The farmhouse can sleep up to 10 in 4 bedrooms and the second sitting room. The house is warm and inviting and with plenty of room to relax and entertain. It is a perfect choice for larger families, couples or groups of friends.     

Riff Farmhouse includes free Wi-Fi with towels and bed linen provided and there is no extra charges for electricity or oil. We will provide you with a welcome pack on arrival. You will have your own parking area and enclosed garden. On site there is an information point to plan your Orkney holiday and a large picnic area on the seafront with lovely coastal walks. We also have Shetland ponies, chickens and ducks on site for you to see. There is also a diverse range of wildlife, from hen harriers, short eared owls, otters and the occasional dolphin!

Riff Farmhouse key features include:

- Large comfortable sitting room which is light and airy in summer and yet cosy and warm in the winter. For your entertainment, there is a widescreen smart TV with DVD player and also stereo with bluetooth. Netflix is also included.

- Large kitchen, well equipped with modern appliances. Includes a large Stanley range oven, built-in fridge and freezer, dishwasher, microwave conventional oven, electric hob and oven, electric mixer and coffee maker. Also washing machine and tumble drier.

- The master bedroom is on the ground floor and has a large en-suite bathroom with shower over bath.

- The double bedroom and two twin bedrooms are on the first floor. These are well proportioned rooms with built in wardrobes.

- There is a second sitting room which can be converted into a double room for any extra guests.

- TVs are available in all bedrooms.

- In addition to the en-suite bathroom, there are two family bathrooms, one on each floor. Why not relax from a long day exploring Orkney, in the luxurious spa bath. Or if you prefer, there is a separate showering area. The bathrooms have ample storage facilities for towels and toiletries and also have heated towel rails.

In peak season, we offer Friday to Friday lets, however during November to May we do offer flexible entry days and shorter lets. Why not put an enquiry through if you don't see what you are looking for and we will try our best to accommodate!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Lesley (the owner) a message.

If Lesley (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
