ARTICLE 1. LEGAL STATUS OF THE CONTRACT - The owner provides housing conforms to the description which is given on the document submitted with this contract. This lease is granted as a Holiday Home. The premises can not be used only as a secondary or temporary housing and tenant may not practice any business, craft or profession. The lease benefits to the tenant, family or friends coming with the leaseholder. Subletting is prohibited under any pretext whatsoever, even for free, on pain of termination. In case of departure before the agreed date, the full amount of rent is due to the owner. Accordingly, the contract will be governed by the provisions of the Civil Code and by the conditions set forth herein.
ARTICLE 2. ARRIVAL - The time of arrival is scheduled for Saturday afternoon from 5pm or at a time agreed between the owner and the tenant.
If the arrival is delayed, the tenant must notify the owner. The owner or his/her representative is present to accommodate the tenant, to visit the house and inform on all relevant details. The owner or his/her representative and the tenant sign the inventory that will be given by the owner (list of equipment and furniture) as well as the keys of the leased property.
Note that the old stone staircase does not allow access with bulky luggage, so focus on small bags or small suitcases.
ARTICLE 3. DEPARTURE - The departure is scheduled on Saturday morning before 11am or at a time agreed between the owner and the tenant. A package of cleaning is included and corresponds to a period of 4 hours of services to prepare for the next rental period. Consequently, the tenant must return the premises in the conditions he found them:
- Replace equipment and furniture in the place they were located,
- Refrigerator and freezer emptied
- Bins emptied and sorted in each container provided for that purpose in the old barn (paper / cardboard, plastic and glass.
- Organic waste will be disposed of in a trash bag and placed in the container placed in the trash container placed at the Road exit on the right,
- No ashes in the fireplace, grill cleaning.
- In the bedrooms, the bed linen should be removed from beds (excluding pads) and placed on the floor with the towels used. An inventory will be made to control the number of items returned. In case of any missing item, a reimbursement will be deduced from the deposit check.
The tenant returns the keys before he leaves.
ARTICLE 4. NUMBER OF PEOPLE - The capacity of the Charlu house is limited to 12 persons (adults and children over 2 years) and the tenant expressly agrees to comply with this clause. In addition, tents, caravans and motor homes are not allowed in the property.
ARTICLE 5. STATE OF LEASE - The owner must deliver the leased premises in good used conditions and functioning, as well as the facilities listed in the contract in good working conditions and ensure the tenant quiet enjoyment of the leased premises.
ARTICLE 6. REASONABLE OCCUPANCY OF PREMISES - The tenant must occupy the premises personally, and use them as "good father" and comply to maintain them. All facilities are in good working conditions and all claims relating to them should be made after taking possession of the premises within 24 hours. Repairs made necessary by the negligence or poor maintenance during the lease will be back charged to the tenant. There is an obligation to ensure that the tranquillity of the neighbourhood and an obligation to not disturb the vicinity.
ARTICLE 7. PROHIBITION TO USE FIXED OR ANIMATED IMAGES - It is denied in advance the right to use, publish, distribute, represent and reproduce the photographs of the premises of the owner or operated by it on its website www.charlu-correze.com or on the Facebook page as well as any photograph taken on site by the tenant or their visitors.
ARTICLE 8. CARE AND MAINTENANCE - The tenant is obliged to maintain in perfect sanitary facilities, electrical and heating, wood stove, in particular for which he must take every precaution. All repairs made necessary by negligence or misuse during the lease will be back charged to the tenant.
ARTICLE 9. WITHDRAWAL - it is agreed that in case of cancellation of the contract:
By the tenant:
- More than a month before the effective date of the tenancy, the tenant loses the deposit,
- Less than a month before the effective date of the tenancy, the tenant will pay the difference between the deposit and the total rent.
- If the owner can rent the house at the same rate, only the deposit will be retained.
By the owner:
- He will reimburse the deposit to the tenant.
ARTICLE 10. ELECTRICITY, WATER AND WOOD – Normal consumption is included in the rental rate. Consumption is associated with a limited package that depends on the season. Energy and Water will be sub metered on arrival and departure. When he leaves, the tenant will pay the owner the additional consumption of electricity and water above the package respectively 500 KWH and 10 m3. Fire wood is stored inside the stove and its eventual renewal is the responsibility of the tenant.
ARTICLE 11. INVENTORY - The inventory of furniture and fittings is made at the beginning and end of stay by the owner and the tenant. In case of non-completion of inventory provided upon arrival, there is a period of 24 hours to verify the inventory and report to the owner of any discrepancies. After this period, the leased property will be considered free of damage at the entrance of the tenant. In case of non-completion of the inventory at the start, due to a choice of tenant, or due to a start time other than that contained in the initial contract, and incompatible with the timetable, the owner shall unilaterally inventory on time and returns the deposit within 15 days, in the absence of degradation and subject to a refurbishment of the premises. If the owner observes any damage, it must notify the tenant within two weeks, as specified in the "DEPOSIT Clause".
ARTICLE 12. EQUIPMENT PROVIDED - The premises are rented fully furnished with all kitchen equipment for 12 people, dishes, glassware, blankets and pillows, see the description attached. If applicable, the owner or his/her representative shall be entitled to claim from the tenant, on his departure, the total price of replacement items, furniture or equipment broken, cracked, chipped or damaged and those that are worn beyond normal for the duration of the lease, the price of cleaning dirty blankets made, compensation for damage of any kind on the curtains, flooring, wall coverings, ceilings, carpets, windows, bedding, etc.. ...
ARTICLE 13. INSURANCE – The tenant agrees to insure against risks (fire, water damage, accidental damage ...) through an extension to the holiday insurance policy in respect of his/her main residence normally present in the civil responsibility contract. The tenant will provide a certificate before arrival. The lack of insurance, in case of disaster, will give rise to damages. The tenant has the obligation to report, within 24 hours, any accident occurring in the house, outbuildings or accessory, even if they no visible damage.
ARTICLE 14. SECURITY - The security deposit will be payable by check upon arrival. It will be returned no later than fifteen days after the departure of the tenant if the current situation does not call for output observation. Otherwise, the amount thereof shall be reduced by the cost of repair or replacement costs on presentation of evidence by the owner. The balance will be returned to the tenant within a maximum period of two months.
ARTICLE 15. SWIMMING POOL - the tenant undertakes to respect and enforce the instructions posted at the swimming pool area. It also undertakes to remain vigilant against children that monitors inside and outside the basin. It also undertakes to use minimum armbands for adults and children who can not swim. Each day, a master of swimming will be designated by the group and its presence will be required while children are around the swimming pool. In his/her absence, the children can not access the local pool that will be locked. In addition, the master of swimming may provide a control indicator of the pool (chlorine and PH). To ensure the best conditions for swimming, it is strongly recommended to give swimming lessons to children who can not swim before the stay.
ARTICLE 16. BEDDING AND LINEN CLOSET - The bedding should be used normally and in particular the coating is made with sheets, duvet covers and pillowcases.
ARTICLE 17. PETS - Only dogs and cats are well behaved and accepted only at the ground floor but must remain under the supervision of their owners to prevent degradation. They are totally prohibited in the superior floors. Vagrancy in the property and surrounding area is also prohibited and animals must be leashed outside.
ARTICLE 18. SMOKING POLICY – Smoking is strictly forbidden inside the house. Note the presence of smoke detectors inside the house.

The treatment of pool water is automatic with the presence of a control system and automatic dosing for displaying and maintaining the chlorine levels and pH in the pool.
Security: the pool is surrounded by stone walls and fitted with a barn door locked. A wrought iron gate with gate with child protection prevents access to the pool if the barn door is open.
