From the manager

The house is located on Argyle Street, a few minutes walk from the historic Westport arch which leads onto South Street (one of the three main thoroughfares in the town of St Andrews). It is arranged over two floors - the main living accommodation is on the first floor while the 3 bedrooms are all on the second. There is a large conservatory at the back of the house which overlooks the patioed garden area - there is a table with seating for 6, making it the perfect spot for an al fresco evening meal in the hazy Scottish sun. The house has been refurbished and is decorated to a high standard throughout with beautiful white plantation wooden shutters in all the rooms to the front of the house.

EPC Rating - D

Ground floor

Newly refurbished kitchen in 2018, fully equipped with induction hob and electric cooker, fridge/freezer, dishwasher. There is also a washing machine.

Dining room - a spacious room with lots of light from the large bay window. A door leads through from the kitchen and the table seats 6 comfortably.

Living room with TV (Freeview) - this room benefits from its partnership with the conservatory. The two flow seamlessly into one another, giving a great feeling of space and also ensuring that the living room remains nice and cosy. There is a stunning feature fireplace and bookshelves with a selection of holiday reads to keep you entertained in quiet moments.

Downstairs bathroom with shower and wash hand basin, newly furbished and tiled throughout; separate toilet and wash hand basin.

First floor

Bedroom 1 has a super king double bed which can be made up as a twin if required. It has a large wardrobe, providing plenty of storage space, a wash hand basin and mirror (a traditional feature in houses of this era) and a view out over the garden.

Bedroom 2 - a twin bedroom again with zip and link beds which can be made up as a super king sized double bed with wardrobe and desk in this spacious room

Bedroom 3 houses a single bed and features a lovely cast iron fireplace, original to the house.

Upstairs bathroom consists of a bath and shower over, toilet and wash hand basin. There is also a separate toilet with wash hand basin next door.
