The large pool is beautifully sited near the house, looking out over the valley and across to green hills. There are plenty of pool chairs for sunning after a delicious lunch of local specialities. You will want to take some of the local olive oil home.The home is sit in a gated park with beautiful trees which provide cool, green shade. There is a large table with chairs for outdoor dining and a large Brick oven and grill for out-cooking. Enjoy grilling and making your own pizza. If you have a few extra guests, you may also rent the Gust house, a totally autonomous chalet with 2 bedrooms which may be rented along with the main house.

Subiaco is an ancient and art-rich historic village in the hills 1 hour from Rome and 25 km from famous Tivoii. Not only has this Villa been beautifully and tastefully decorated, but its setting in a magnificent National park, with extraordinary views, makes it a perfect, private retreat for family or friends. It is wonderful for hiking all year round. There is horse-riding and tennis available just a few kilometers away. Skiing is a half hour away, and cross-country skiing is available from your doorstep in winter. There is also the nearby famous Spa town of Fiuggi, which Romans and others have enjoyed for thousands of years. Add to that all that Tivoli and Rome offer, and you will want to stay much longer.
In Winter, you can tour Rome one day and enjoy alpine skiing the next day. Only 15 kilometers from your door is the Roman ski Resort of Monte Livata situated on the Simbruini mountains. There are 4 lifts covering different areas and serving runs from between 1340m and 1855m in Altitude. You will find different levels and 19 kilometers. Ski runs: 6 blue, 5 red, 2 black. Nordic skiing: cross-country tracks of 5, 8, 10 and 15 Km covering 39 kilometers. There is also a Snow park in the sport complex called Fossa dell'Acero.
Slightly further away, you will find another charming resort with interesting skiing called Pescasseroli with 16 runs over 20 kilometers and a Medieval setting
Subiaco, thanks to St. Benedict and his sister, Scolastica, hermits in the 5th Century, is home to two famous Benedictine Abbeys, and 12 Monasteries. The exceptional Medieval town developed in their honor. Be awed by the medieval complex of Santa Scolastica which includes three monasteries, a church, a hostel for pilgrims and a library which contains copies of the first books printed in Italy in 1465. The castle, called Rocca Abbaziale, residence of the cardinals, was modified into a stately mansion, but from the outside retains its medieval fortified appearance.
In this exceptional Medieval city, enjoy Italian life in numerous trattorias, restaurants, cafes, the weekly market, and regular festivals. You are a short drive to beautiful Tivoli with its Villa D'Este, and Villa Adriano and numerous other Medieval towns like beautiful Palestrina. Visit Fiuggi renowned for it famous Spas for thousands of years. You can drive or train to Rome, and of course, in winter, excellent skiing is nearby.

Whilst the house was quirky and rustic, with a beautiful garden, pool and views, it was also disappointing. Firstly there was no air conditioning as confirmed by the agent, we found the advertising a misrepresentation, there are 3 decent double bedrooms within the main house 1 box room and one mezzanine neither of which would sleep 2 adults comfortably and without A/C were insufferable for one adult never mind two. It does not have 5 bathrooms, it has 3 bathrooms and 2 additional toilets, 2 of the bathrooms were of little or no use as one leaked through the wall into the box room and the other onto the stairwell. There was little available wardrobe or drawer space in the bedrooms as many personal belongings were left in them (owners?) which was unacceptable and unbelievable as this is not a home exchange or home-stay. The drawers in the bedrooms had old vests, slippers and framed photographs in them and a grubby toweling dressing gown was hanging in one of the bathrooms! The bathrooms had half used toiletries and the kitchen was cluttered with half used bottles of alcohol and olive oil.
On arrival we were provided with bedding and left to make up our own beds!
Only four sun loungers were provided, one of which was broken and all of which we had to get out of the shed ourselves, ( lots of seating but not loungers for sunbathing). All of the above made us feel that the property was inadequately prepared for our arrival and our stay.
The agent Susan from Commendable Rentals ensured we received some better bath towels and provided a small compensation for her stating incorrectly that some of the bedrooms had A/C. However, we found the owner, who we met on arrival, to be brusque and dismissive and although Commendable Rentals tried to assist in a dialogue with the owner on our behalf via email, we have not received a response relating to the other issues, which we were told we would receive at the end of September once the agent had met up directly with the owner. In summary we would use Commendable Rentals again but certainly would not stay at this property again
We are unhappy not to have met your expectations, and sorry to see such an extensive list of things which have made you unhappy in such a lovely property. Clearly, you were looking for something that was not what we were proposing. We had tried to set things right when you called on arrival, and honestly believe that we did, short of the air-conditioning, for which you were compensated.. But I would like to give some explanations to the points that you make.
1. I (the agent that you refer to), had said at the beginning that the house was not air-conditioned as a whole, but that I believed that the mezzanine bedroom alone did have a/c. I was wrong on that one count for which I apologised to you. As you pointed out, I personally refunded you because of this mistake on my part. I had added that this is a mountain house at a high altitude and is normally a very cool house. I stand by this. Unfortunately the week that you were there was one of the very hottest in recorded history. You did not mention that the owner, on your arrival, offered you the use of the Guest House at no additional charge, so that you would not need to use the room with the loft bed. The Guest House has a normal value of €720 per week. Neither the advertisement, nor I, claim that there are 5 double bedrooms, only that there are 5 bedrooms. As you were 5 single women, and not 5 couples, a single bedroom which had a double bed seemed to me perfectly appropriate. I did say that one bedroom has a mezzanine bed, Like most family homes, not all bedrooms are equal, and some are designed with children in mind. When you say a "box" room, I know which room you refer to, but I do not understand your use of adjective "box". It is a smaller room, with a regular double bed, but you did not need it as the owner provided you with the Guest House, where, indeed, you also had two additional bathrooms to the house bathrooms that you noted. If you had reported that one of the bath-tubs leaked, a plumber would have been sent immediately.
I did go and meet with the owners, and checked out your complaints. When I asked about the clothes in the cupboard, they were surprised, and showed me that they had left bathrobes, extra towels, and slippers for you. Though not new, the bathrobes you mention were clean and for your use. They were not the owners'. There were no vests. Likewise, the olive oil and vinegar (not alcohol) were left for you. The olive oil in fact is local and had been decanted into a bottle, and the owner thought that she was leaving you a "gift" to make your stay easier, and to introduce you to local products.. She likewise left a supply of soap and shampoo n the bathrooms. In the future, she will be using miniatures.
I was surprised that the beds were not made on arrival. I have discussed this with the owner, and in future all beds must and will be made. I apologized to you for this,and it is one of the reasons that I personally made you a refund.
Lounge beds; We have addressed this problem as well. In fact there many more sun beds in the Storage Room - enough for 10 people. The owner thought it looked neater to keep them stored away. The gardener comes every day to clean the pool, and keep the garden immaculate. He also takes out the chairs on request, if you had asked. He would have found you an unbroken one AND repaired the broken one.
The owner may have seemed "brusque", but she simply does not speak much English. In addition, you were quite late for your arrival appointment, and she was late for another appointment of her own. I am sure that she did not intend to be dismissive; she is a shy person, not a professional hotelier.
Again, I apologize for any misunderstandings about what the property offers. It is not a luxury hotel, it is a chalet, in a wonderful natural setting with many advantages for those who love nature, authenticity, a beautiful setting, a private pool, a great kitchen, lovely outdoor spaces, all within an hour of Rome, near the gardens of Tivoli, and many other extraordinary Italian sites. I am happy to hear that you would consider using Commendable Rentals again. Now that I understand better what you will want, I am sure that I can lead you to a property that would suit your needs. I also feel that this property will thrill families who are looking for a vacation spot in a relaxed and welcoming environment, as it has others.
