From the owner

Il Casale delle Rose is a beautiful villa set in a large property with swimming pool surrounded by the luscious green hills of the Sabina Region at only 40 km from Rome. The villa has 2 apartments, one on the groundfloor and one on the second floor as well as a separate guesthouse. It can be rented for groups of a minimum of 4 to groups of a maximum of 12 guests. The villa is situated at the top of the property and the garden spreads out on different levels. Everywhere we find rose shrubs, peonies, lavender, rosemary and a multitude of other plants and flowers to delight our view. On one of the levels on the garden, Lucia, the owner grows her own orchard with tomatoes, aubergines, courgettes and other. Olive trees, typical of the Sabina Region, and fruit trees are planted all around the property and close to the pool a splendid oak tree offers respite from the sun next to a beautiful stone table with benches. From the courtyard several steps take us down to the swimming pool with roman steps which measures 6x12 meters and terraces all around with comfortable lounge chairs and sun umbrellas. On the lower level of the property we have a pond and benches from where behind a fence is a horse which grazes in the fields. The villa has 2 floors each with a separate, fully equipped apartment and independent access. The apartment on the groundfloor has two bedrooms, one with kingsize bed and the other with 2 or 3 single beds, but can also be made up as a double room, and two bathrooms with shower. The master bedroom has a french window door which opens on the terrace outside with an incredible view on the hilly countryside. On the same floor we have a livingroom with 2 comfortable sofas in front of a large fireplace and a open kitchen with dining table. The patio is deep and runs along the livingroom and the kitchen providing access through the french windows. The patio is perfect place to have meals or relax in a lounge chair during the beautiful summer months. On the upper floor we have another apartment which has access, both from a staircase outside or from e little bridge behind the villa . This apartment has 3 double bedrooms and 2 bathrooms and a kitchen with a dining and living room. A staircase takes us up to the loft where we have a large playroom. In the garden is a guesthouse of 70 sqm with a livingroom and kitchen and a double bedroom with bathroom with shower. Outside the guesthouse is brickoven where the guest can make their own bread of pizza, or for the more expert can cook everything from lasagne to roast chicke or pork. In front of the kitchen there is a BBQ for the guests. Il Casale delle Rose has been completely renewed and completed at thebeginning of 2015 with everything in perfect condition, the owner having selected her furniture from the local antique shops choosing each single piece of furniture personally. The bathrooms are modern and spacy, all of them with large showers. The kitchens are fully equipped with modern appliances, which include a fridge with freezer, a microwave, an electrical stove, an oven and a dishwasher. The washing machine and ironing board are in a separate closet. Small appliances such as a toaster, kettle, coffee perculator and espresso coffee machine are all available. In the bathrooms We will supply you with bedlinene, towels and beachtowels for the pool. The house has high definition tv sets and free wi-fi connection is available 24 hrs a day. An ecological modern heat pump supplies hot water and aircondition throughout the house.
