The Cart Shed occupies the west end of the barn and is our only self catering cottage all on one level, making it suitable for those with limited mobility, (M1) There are two bedrooms, one of which has an en-suite wet room. Graded 5 star by Visit England.

The spacious sitting room with a high vaulted ceiling with original oak beams has a woodburning stove and a dining area seating eight. There are floor to ceiling windows along most of one side and French doors along the opposite side opening out onto the south facing patio and garden area with beautiful views across the farm and woodland beyond. Leading off the living room is a large well equipped oak kitchen and a second dining area.

The private garden is fenced, giving a secure area for children and dogs. The large patio area, with table and chairs and a charcoal barbecue, leads onto a large grassed area.

The area is ideal for walking or cycling through beautiful countryside teeming with deer, pheasants, kestrels and red kites. In the evening look out for badgers, tawny owls and pipistrelle bats From the top of the farm on a clear day there are stunning views of Chichester Harbour and the Isle of Wight. A footpath runs alongside the garden leading directly to a pub in the village of Stoughton,10 minutes walk through scenic woodlands. A 20 minute walk in the opposite direction along a country lane and fields leads to a pub in the village of Walderton.

In our efforts to protect our environment, air source heat pumps provide underfloor heating throughout the barns, with individual room thermostats for you to control. This is supplemented by wood burning stoves with wood supplied from the farm. Solar heating provides all the hot water and a rainwater harvester provides water for the washing machine and flushing the loos.

Thankyou for you review. I would like to clarify a few of your points that you have raised. We are 5 star rated by Visit England and are very proud of our 100% cleanliness record which was reviewed and inspected in May 2021 and remains. The Cartshed had been fully booked for October before your arrival and had been thoroughly cleaned and inspected before your arrival. We have found no evidence of mildew or a musty smell and you did not mention this at the time. Due to COVID and inline with all Government restrictions we have suspended placing our welcome pack in our barns and have reduced contact with our guests and implemented self check-in. We have been awarded with the Good to Go accreditation ensuring to our guests that we are covid compliant. This information is on our blog and on an information sheet you received on your arrival. You contacted us regarding the towel rails and we sent someone straight over to you. The towel rails are set to dry towels in line with our green environmental policy and do not heat the room. Underfloor heating is throughout the barns. The hot water is a separate system that is on a timer. In the information booklet there is information on how to turn this permanently on. The lounge rug is washed regularly and had you mention that at the time I would have happily replaced it for you. Being an old barn with open beams and old flint walls we are unable to keep up with the spiders, they do spin there webs quicker that our dusters so inevitably you will find the odd cobweb. I am very sorry and so disappointed that you found your stay frustrating and not Value for money as you visited in the cheapest month we have paying less that £135 per night. We took the decision to not put our prices up for this summer even though we are fully booked. We strive for giving the best experience someone is always on hand should our guests require any assistance, we hope this is portrayed in all our other reviews. Kind Regards Kelly

Why can't I call Kelly (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Kelly (the owner) a message.

If Kelly (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
