From the owner

The Villa has 5 bedrooms, 2 of which are ensuite and 3 other bedrooms which can be either twin or kingsize.

There is a comfortable Lounge with Smart tv and free Netflix and dining area which seats up to 10 people. A modern fully equipped kitchen which includes dishwasher, tea and coffee making facilities, microwave, induction hob, toaster, slow cooker washing machine and tumble dryer.

A playroom which has a 50" Smart tv with free access to Netflix is provided and wii.

Outside there is a seating area with patio table chairs and BBQ to enjoy al fresco dining by the pool. There is also a balcony with table and chairs from which to watch with a gin and tonic the golfers on the 13th tee an upstairs terrace with large round sun bed to take in some discreet rays. There is a comfortable lounge area on the front patio area to enjoy an early evening aperitif.

The Villa has its own private swimming pool which can be heated (there is an additional cost for this), poolside sun loungers making it a comfortable area to sit or sunbathe.

The property is a 20 minute walking distance to the Marina and the beach, the Villa is on a bus loop for those who prefer not to walk. It is also walking distance to the Tennis academy for those seeking lessons or just some tennis court time. If you enjoy the occasional run and exercise this can be enjoyed on the main avenue at the bottom of the road which has been specially developed for runners with exercise benches every so many metres.

There are endless extra curriculum activities and many other attractions in Vilamoura, from dolphin watching, canoeing, golf courses, paddle boarding, surfing deep sea fishing, mini golf and beaches to name just a few.

There are photos on site that show the upstairs bedroom. The marina is a 20 minute walk from the villa, and shown as such on google. The beach depending on which access you take could be a bit further but frankly at between €2 to €3 for an Uber it’s worth getting a taxi if carrying bags for the beach. Sunbeds we’re all renewed this year. And the dust on the outdoor furniture and patios etc was a result of the extensive faro fires the week you were there hence the ash cloud above Vilamoura that week!

I believe your stay was 12 - 19th July. There were no children in your group, a very large group of women. One of the air conditioners was leaking but wasn’t actually report to me by your group. Likewise there was no mention of the bbq running out again reported to me by those staying the following week. A 20 minute walk is advertised and true this can clarified by those using google maps as Villa Layla is on there. No welcome pack has ever been supplied or suggested that it would be. The sun loungers were all replaced at beginning of 2022. I do know that your main complaint was the dust on the outside furniture and patios but as explained to you at the time this was because of the extensive fires in Faro and vale de lobo next door which is why there was a massive ash cloud above Vilamoura leaving the place looking dusty.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Karen (the owner) a message.

If Karen (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
