Brand new and modern villa in Villeneuve Loubet, 6-8 min' walk from a sandy beach. The villa has 4 ensuite bedrooms, a private swimming pool with counter current swimming, sea views from the first floor and wifi. The property also has a reversible air conditioning (controlled individually in each room) which is handy year round!

Set in a very handy location and ideal for visiting local towns, villages and beaches of the Cote d'Azur Villa Oceane is also close to Nice city centre at just 30 minutes’ drive, Antibes 13min, Cannes 30min and Frejus-Saint-Raphael 40min. The nearest bakery is only 2min walk for fresh bread and croissants!

The villa overlooks “Marina Baie des Anges” which is easily recognizable from its distinct wavy shapes. The Marina has a lots to offer: shopping centre, bars, restaurants and a supermarket which caters for various nationalities. On each side of the Marina there are stony beaches open to the public and a sandy beach with many facilities for eating and drinking. All within a few minutes’ walk.

Villeneuve Loubet is a lovely little town offering the best of both worlds with a feel of a Provencal village and also a seaside resort. This part of the Cote D'Azur is a family destination with its beaches, natural parks and leisure areas which offers many activities for everyone. For history lovers, there is an interesting medieval castle in the picturesque village of Villeneuve Loubet.

THE VILLA:

LIVING AREA:

Spacious living/dining room (70m²) with satellite TV (Canal Plus, Canal satellite), DVD player, hi-fi and CD player, large sofa, two-seater sofa, armchair and piano. Dining area. Sliding doors leading to a partially covered terrace directly overlooking the pool.

KITCHEN:

Superb, modern kitchen with American fridge-freezer, oven, dishwasher, microwave, ceramic hob, kettle, coffee machine and toaster. Utility room with washing machine, double washbasin, iron, ironing board and vacuum.

BEDROOMS:

Ground floor: Bedroom (20m²) with a double bed (140cm), TV and ensuite shower room and wc.

1st floor: Large master bedroom (35m²): 2 x 80cm electric adjustable beds which form a queen size bed (160cm). Corner lounge area with 2-seater sofa and TV. Ensuite bathroom and wc. Terrace with table, 2 chairs and sea view.

Bedroom (25m²) with queen size bed (160cm) and TV. Ensuite shower room and wc. Balcony with sea view.

Bedroom (20m²) with double bed (140cm) and TV.

BATHROOMS: Each bedroom has an ensuite shower room and wc except the largest bedroom on the first floor which has a bath and separate shower, wc and hair dryer.

EXTERIOR: 800m² of enclosed grounds. Electric gates and ample parking spaces. Garage with clothes dryer. South-facing, partly covered terrace off the living/dining area. Outdoor furniture.

SWIMMING POOL: 10m x 4m. Depth: 1.5m throughout. Steps to the pool with a shallow area (50cm) of approximately 2 x 4m.

Security system: alarm.

Outside solar shower.

Pool surround is made up of artificial grass.

SERVICES:

Security deposit: 400€ payable on arrival and refunded on departure once an inventory has been made.

Obligatory cleaning fee: 220€ payable locally.

Holiday tax: (taxe de sejour) 1.50€ per person and per day (18 years+).

Additional cleaning facility: 12€/hour for 2 week bookings. Please ask for details.

Included in the rental rate:

Bed linen and house towels (not pool towels).

Cot and highchair available.

Pets: 1 small pet welcome but please check at the time of booking to confirm number of pets, breed and size.

For information please note that the villa is located about 100m from a road (RN7) which is the road that goes from Antibes to Nice.

There is distant noise from the garden. It is not a nuisance and it cannot be heard from inside the villa.
