Elegant Caribbean comfort describes this newly renovated, beautifully appointed Villa on St. John, US Virgin Islands, overlooking the calming waters of Fish Bay. With 6 bedrooms and 5 bathrooms, this Villa is designed to comfortably accommodate large families, groups of friends, and small retreat groups, up to 12 guests. You will find privacy with individual suite style bedrooms as well as a variety of indoor and outdoor spaces to play games, gather for conversation, dine, lounge poolside, practice yoga, or tuck in alone to read a book. Casa Del Palmas is nestled hillside in a lush and quiet neighborhood only ten minutes from Cruz Bay, providing convenient access to Cruz Bay’s shopping, water sports, groceries and restaurants.

Enjoy days of hiking and snorkeling the many Virgin Islands National Park trails and reefs. Go boating or go explore some of the many plantation era ruins, or simply lie by the pool with a book and glass of wine. No matter what your choice, Casa Del Palmas is designed to relax and rejuvenate the most road weary guest.

*Rates are based on 1-6 Guests for Low and Peak Season. For 6-12 guests, there is an additional charge per guest per night. Holiday rates are based on 1-12 guests.

7 night minimum stay required. 10 night minimum stay required for Holiday weeks. Shorter stays may be considered with additional cleaning fees.

For up to 6 guests, you will have the upper level areas and the 3 upper bedrooms (2 kings, 2 twins that can be made to king), lower screened patio and outdoor spaces, pool deck and outdoor bar. For this area, we have a 4 guest base price and then per person, up to 6. The lower King, Queen, and Twin bedrooms would not be accessible, but you will have complete privacy!

For 7-8 Guests, you will have a choice of one lower level bedroom as well as all the upper level amenities. Please let us know which room you would prefer to use upon booking.

For 9-12 Guests, the whole house will be accessible.

We will be in contact with you prior to your arrival to discuss plans for your arrival, car pick up, etc. Your host will work out a location and time that works for you. This is a great opportunity to let us know about special occasions, discuss special requests for set up, enhance your stay with boat excursion, and take advantage of our concierge services. We offer a complimentary greeting for guests arriving on St. John between 8:00am and 6:00pm. This includes greeting at a prearranged location on island by one of our island hosts, who will accompany you to your rental home. Once at the house, you will be given a tour and orientation.

We like to ensure some sunny areas for those sun worshipers as well as shaded areas for those who want some protection. How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I pay the balance of my holiday?

How can I retract my booking request?

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Antares Property and Hospitality (the owner) a message.

If Antares Property and Hospitality (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
