Elms Farmhouse is a wonderful luxury Suffolk Country farmhouse of 8 bedrooms and 4 bathrooms, suitable for exclusive hire by groups of up to 18 people. It is located on the edge of the quaint village of Wangford, which boasts 2 lovely traditional country pubs within easy walking distance. The property is also only 3 miles from the delightful and trendy ‘Southwold’, with it’s famous pier, great beaches and fabulous shops, bars and restaurants.

Elms Farmhouse, which dates back to the 15th Century, has recently been refurbished to a high standard, including the classic large and excellently equipped country-style farmhouse kitchen, with walk-in pantry and all the modern conveniences chefs of all standards would require to prepare meals for all the household. There is a wonderful dining room, with a huge table big enough for the whole group to sit around - very regal!

After dinner, your party can relax in the large reception room arranged as a TV room, with internet TV, DVD and home cinema system, including a library of movies and music. There is another reception which is ideal for letting younger ones take over for those quieter moments. The house also boasts a small library available to guests use, for those quiet reading periods in front of the open fires or out in the private gardens.

There are 8 bedrooms, arranged as 5 doubles, 2 triples & 1 twin. Each room is finished with luxury linen, duvets and pillows to make going to sleep an event in itself. Linen TOC count is 500 (average is 180). Bedroom 8 is a converted attic room with only ‘borrowed’ light and no window. It is small but does contain a full double bed and can house a couple comfortably. It has been happily occupied by hundreds of guests over the years but is clearly not quite of the same standard as the other bedrooms in the house.

The house has 4 bathrooms, (1 ensuite, 1 ‘Jack and Jill’, 2 family) and all are on the first storey. There is a w.c downstairs.

Elms Farmhouse sits on it’s own private plot of 3 acres of mature gardens and lawns. There is a covered private swimming pool in the garden for all year round swimming. The old farm 'office' has recently been refurbished into a lovely games room, containing a pool table and a table football games centre. There is also outdoor table tennis.

Elms Farmhouse is ideal for a large family & groups of friends looking for that perfect home to base their celebrations or simply to explore the famous Suffolk coastal villages and towns, along with all the many local attractions.

Everyone will quickly relax and feel like they never want to leave.

The house is rented on a self-catering basis. We do provide a limited amount of dishwasher tablets, washing up liquid / implements and some cleaning products.

Each bathroom has a hand towel and a toilet roll for your use.

The kitchen is fitted with all modern conveniences and facilities required to prepare the most sumptuous banquets right down to simple fast packed lunches for day trips out. There are 2 x 4 slot toasters & 2 kettles and a massive teapot so no-one waits too long for tea and toast in the morning. If there exists a tool for the kitchen, it is likely in this one. With one huge separate reception room, and another very useful breakfast / reading room, you can all gather in one or split up, perhaps with the younger members of the group taking over the breakfast room as their own, or it could be used as a room for those quiet moments. It is also an ideal casual breakfast / children's play area / dining area.

Please note that the broadband in the house is provided by a third party supplier. We cannot be help responsible if the service dips or stops working for any reason outside of our control. Of course, we will endeavour to remedy the situation as promptly as we can, but as you will appreciate, we are reliant on the third party.

Elms Farmhouse sits on its own private 3 acre plot arranged as sweeping lawns and mature gardens. There are seats and tables for al fresco dining for everyone. The gardens back onto private farm land and there is an attractive large pond to the front of the house.

With COVID-19 protocol at the house, we have an extensive cleaning rota in place which means that until further notice, the entry time to the house on arrival day is from 5pm and guests must leave by 9am on departure day. We are very sad that this is a review and none of the above was brought to our attention when the guests were there. The house was certainly not that bad according to the five star review given the week before. However, following the end of the busy season, we are able to advise that the house has undergone a refurbishment (new kitchen, carpets and swimming pool) and we have just put the new photographs onto the website. The house is looking lovely and absolutely well worth a visit.

We are really disappointed with the score given by this client. They simply advised us at the end of their stay that “We had an enjoyable weekend at Elms Farmhouse. Hopefully everything was found to be in order after our stay. Here are our bank account details {for returning the security deposit}”. During their stay, we received only one communication from them with regards to any of their comments to say that the garden tables needed attention. We replaced all three benches with new items that same day. Our handyman erected one and said he’d need to come back the next day to erect the remaining 2 but was told by the client “don’t bother, we now have 4 and we previously had 3. We also have a BBQ tomorrow so please leave it until we leave”. We make it clear in our marketing that Bedroom 8 is a restored attic room with only borrowed light and there are photos on our websites of the swimming pool enclosure. We currently do have a rabbit issue in the rear garden but there is very little we can do about this as the rabbits live in the surrounding fields that border the garden. We have never had any complaints regarding the noise level in the dining room but will install drapes to see if that makes a difference. Our furniture is, in the main, either purchased from respectable auction houses or purchased new and is wholly in keeping with the nature of it’s use; that of a large group of people on holiday in an historic house that is not their own. We don’t spend fortunes on the furniture as this would make clients uneasy during their stay, in case they cause accidental damage. But we do buy items that are attractive and strong enough to last. The Caterer is someone we recommend ………. The hot water system does cope with the demands of 18 people within reason. If ‘emptied’ by high demand at a crucial time, the system takes 20 mins to re-supply hot water. Virtually all our clients manage to avoid hot water issues and there are electric showers in the house. If someone from this group had called to advise us of the defective strip light in the games room, our handyman would have fixed it straight away. However, rather than call us to allow us the chance to correct this issue, the client simply chose to list it as a reason for marking down our property. The pool decking area is cleaned regularly and was spring-cleaned only a couple of weeks before this client’s stay and is/was looking lovely for their stay. The doors did have some stains and these have now been removed. Again, this is something we could have attended to, had the client simply called us at the time. The swimming pool enclosure at Elms Farmhouse is a massive hit with virtually all our clients and we are surprised this group differed in that aspect. Clients do not pay ‘extra money to have the swimming pool heated’. We, as a company, strip out the complete cost of all utilities charged for the house, and charge this as an accurate stand-alone figure. We do this for 2 reasons. Firstly utilities are a lower VAT rate so this helps keep this cost down for clients. Secondly, we hope that clients, in seeing what the actual cost to them of the utilities are, then respect the use of the heating, lighting, hot water etc, and attempt to keep the bills to a minimum. After all, it is the clients who ultimately pay for the cost of utilities through the rates paid. Our attempt to highlight this by charging this figure separately is welcomed by most of our clients, who all seem to ‘get it’. We feel this client is correct when they say “it would not cost a great deal to make the property considerably much better”, but this is because the points they raise that are valid are, in fact, quite small matters and ones that would have been corrected at the start of their stay, had they chosen to call us then. Nevertheless, the points we believe are valid have been passed onto our cleaning, gardening and maintenance teams and have been addressed. Please, if you read this and want to book with us still, we ask only one thing: please do call us up to discuss anything you feel is in need of attention at the property during your stay, as soon as you notice it. Please don’t chose to not tell us and then complain afterwards. That helps no-one, including your group, during their stay.
