From the owner

Briarwood Cottage is a charming self-contained two-bedroom barn conversion sleeping four. The cottage has been converted from a former farm buildings standing in the grounds of the owners' grade II listed farmhouse. The cottage enjoys all the comforts of home including Wifi.

Once forming part of the historic Gunton Hall Estate, the grounds of Nursery Farm include eight acres of woodland that visitors are free to explore. The owners live in the grade two listed brick and flint thatched farmhouse close to the holiday cottages.

This delightful corner of rural Norfolk is only five miles from the traditional seaside town of Cromer, famous for its delicious crabs and the end of the pier shows. Also within easy reach are the Norfolk Broads, the fascinating network of waterways where day boats are available for hire.

We are sorry that you didn't enjoy your stay with us, it is a shame but out of keeping with other reviews and guest feedback which rate the cottage highly, especially the cleanliness. The cottage is self catering not a serviced apartment so there is a limit to the 'little extras' we provide, such as soap, toilet rolls etc. As a courtesy we do provide some washing up liquid/dishwasher tablets and a toilet roll for your arrival day. I don't think it is unusual for self catering cottages not to provide these items for the duration of a stay. We did however leave a pint of milk in the fridge, home-made cake and tea and coffee for you to enjoy when you arrived. Regarding the beds we do find that this is very individual, some guests have found the bed comfy so I can't comment further. I do wish you had raised your queries during your stay, at no time did you make us aware that you were unhappy with your accommodation, in fact when you left you inferred that you had enjoyed your stay. As we live next to the cottages we are on hand would would have addressed any issues you had. For example if you felt the towels were not good enough we would have changed them. As a last comment I would mention that I have had the opportunity to sample hospital food and some is really rather nice!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Keith (the owner) a message.

If Keith (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
