Noosa Sound is located within the conservation area of the village of Horning. Noosa Sound has a welcoming and wonderfully relaxing feel that even in the cooler months is warm and inviting. Regardless of the weather, or time of year, you can sit in comfort and enjoy the fabulous views from the floor to ceiling windows. Watch boats on the main river and observe the antics of the wildlife in the lagoon. Enjoy fishing directly from our 100' quay head onto the main River Bure. Popular location for all levels of anglers, offering some excellent coarse and Pike fishing. Roach, Tench, Bream, Rudd and Perch are regularly caught. Rod hire, tackle and bait are all available locally. Wonderful location to escape to and relax. It has a private mooring with power and water supply for you to use with our compliments should you wish to bring your own boat or hire one (available in the village, 5 minute walk). A tranquil setting within an extensive beautiful garden, complete with summer house and a lagoon full of wildlife. The impeccably equipped cottage has every convenience and is all on one level with ramped access (only step; the front door threshold). Sky WI-FI and Multi room Sky TV with Sky Sports. Enjoy an easy 5 minute stroll into the delightful village of Horning with shops (excellent deli), pubs, general store, fish restaurant, tea shops and seats on the village green to watch the river activity. We have an additional bed settee in the bedroom perfect to sit in comfort to watch TV (also with additional/ independent Sky Q box and Sky Sports) . There is also a king size electric bed that folds away and can be used in the lounge. We provide all bed linens, kitchen roll, foil, cling film, toilet rolls, tissues, antibacterial liquid soap, dishwasher and washing machine tabs, salt /pepper, fairy liquid, tea, coffee, biscuits etc.
Perfect location for walking, cycling or just come and relax in the comfort of our home. You can enjoy a trip on the Paddle Steamer which sets off from the Swan pub in the village. Sliding glass doors open out onto a veranda for warmer days with spectacular views. Myself, or my housekeeper who is excellent, will have everything ready for your stay. Spare bed linens/ pillows/ duvets will be found in the cupboards and the main king size bed will of course be freshly made up ready for you. The shops/ pubs/fish restaurant are only a five minute walk into the village. Rechargeable torch in the kitchen to walk home; put the bridge lights on before you go! With various seating areas you can just sit and soak up this truly unique location. The property is in a tranquil setting; ideal for watching the boats and wildlife. Although in a quiet location, it is only a gentle walk approximately 250 yards from Horning village, 5 minute drive from Wroxham, and 15 minutes from some of the best beaches in Norfolk.Perfect for an Autumn/ Winter break with stunning countryside,beautiful empty coast,the seal pups at Horsey and Pubs with great food.
"We had seen Noosa Sound cottage from cruising on the river and decided it looked a delightful place to stay,
We looked it up on the internet and very much liked what we saw and booked it for a week's holiday.
Well our breath was quite taken away when we actually arrived and saw how beautiful it actually was from the moment we crossed the private bridge that led to the cottage, we passed the family of swans resting on their nest at the edge of the inner mooring.
Noosa Sound cottage lived up to and surpassed my dreams, it was absolutely immaculate, cosy and comfortable, every room was filled with everything you would ever need and more.
My words to my husband were “I think I've died and gone to heaven”
The views from the large patio windows took in the beauty of the gardens leading down to the river, where many happy hours were spent catching fish by my husband.
We spent a very relaxing time enjoying the lovely garden which was so well maintained, we enjoyed many happy lunches & drinks reading, relaxing and soaking up the lovely tranquillity.
We watched with interest the family of swans going about the daily activities with the signets growing bigger each day.
We enjoyed walking into the village and getting our daily fresh rolls cold meats and provisions from the array of wonderful local shops, stopping on our way for a drink or two at the village pub (New Inn) before heading back to our cottage.
I don't think you could ask for more, the setting, the comfort, the sheer beauty of the cottage and its large gardens, the relaxing atmosphere, wildlife and of course the fishing."

A welcome tray will greet you tea/coffee/ sugar cubes and biscuits. We also provide all the basics; kitchen roll, toilet roll, cling film, foil, box of tissues, toiletries, dish cloth, tea cloth, scourer, dish washer tabs, dish washer salt, rinse aid, bin liner, spare set of bed linen, anti bacterial soap, assorted condiments, washing up liquid and washing machine tabs. There is a washing line, laundry basket and clothes pegs. Cushions for the outside chairs. There are a selection of books, magazines and playing cards. It is a completely non smoking environment. Flexible arrival and departure; self check in/check out. If you are celebrating a special occasion do let us know.

Furnished to a very high standard with SKY TV/ SKY SPORTS in the bedroom and SKY TV/SKY SPORTS in the lounge; FREE WI-FI, SKY broadband. The large master bedroom is fully fitted with king size bed and also has an additional small double sofa bed (plenty of bedding to make up both double beds if you wish).The bedroom has sliding glass doors to the veranda; and river views from both windows. The large south facing garden is flanked to one side by the main river and to the other by the lagoon. The 100ft river frontage is directly on to the main River Bure (not a back water) and is excellent for fishing directly from the garden. Outside bait fridge and storage container. From the bedroom and lounge you can quite literally watch the boats go by. The lounge can also be used to accommodate the king size folding electric bed ( with additional mattress topper for extra comfort); it also has 2 sets of sliding glass doors to the veranda. The kitchen/dining area windows overlook the lagoon which has an abundance of wildlife, including otters . The dining table extends to accommodate 6 people, should you like to have friends visit .The kitchen is very well fitted with every convenience; microwave, dishwasher, fridge, freezer, large hob, oven and washing machine. Spacious bathroom with power shower, bath with grab handles and large heated towel rail; bath and shower mats provided.

A large well stocked private garden with the main River Bure running along one side and adjacent to a private lagoon on the other. Table and chairs are situated on a patio directly overlooking this beautifully sheltered spot to enjoy the wildlife. Extensive quay head for fishing on the main river. It also has a summer house with seating, as well as a large deck with patio furniture overlooking the main river, perfect to enjoy outside dining. Large parasol and seat cushions provided for this glorious, sheltered sun trap flanked by a dense bamboo border. Outside electric points. Bridge, garden and mooring can all be illuminated at night; numerous outside lights on light sensors. Raised veranda with a further table and chairs to enjoy the fabulous views. It has it's own private mooring with power and water supply. If you do decide to hire a boat. you are welcome to use it at no extra charge. Set well back from the village road (20 mph) with a large covered car port, Noosa Sound provides peace and tranquillity in a beautiful setting.
