The property is a new build detached, spacious 3 Bedroom house with modern and tasteful decor throughout, private garden and secure parking to the rear with two other exclusive parking bays immediately to the front. The property has full double glazing, electric central heating and hot water system, augmented by solar energy. It benefits from modern construction regulations and has exceptional heating and heat retention properties. Spectacular open countryside views to the entire front elevation are a real feature of this property. Located within a private residential, traffic calmed, development with allocated safe children's grassed play area and other amenities.

Living room has two comfortable sofas and a large dining table with six seats. 4K Digital Television with Freeview and Now TV including: Sky Entertainment, Sky Cinema and Sky Kids packages. There is also a selection of board games, magazines and tourist information. Downstairs bathroom with shower unit, upstairs bathroom with shower over bath, Bedroom 1 has own en-suite with shower unit. On the ground floor there is a well sized shoe cupboard in the front vestibule, as well as an under-stair, walk-in cupboard in the hallway.
Kitchen with oven/hob/hood, fridge/freezer, dishwasher, washing machine and drying rack. Cleaning products, cloths, sponges and dish towels all provided. There is a small supply of laundry and dishwasher tablets, please kindly replace these if you need to use them. Outdoor table and chairs in-situ in rear garden.
Dogs/Pets – Unfortunately dogs/pets are not welcome.
Welcome Pack - All guests staying with us for over three nights will receive a small hamper of supplies, there is also a supply of non-perishable foods, use what you want from the kitchen and replace. Please replace any breakages or an item charge will apply.
Within the village square at the bottom of the road (approx 200Yds) is the outstanding Inn at Kingsbarns and the Scranhoose, serving well-presented, excellent food from local suppliers; there is also an Antique Dealer's shop with it's own Tea-room just a few doors up the main street. The village of Kingsbarns is serviced by the 95 bus route, westerly to the University town of St.Andrews (6mls), its numerous golf courses, beaches, aquarium, shops, bars and restaurants to list but a few attractions. Alternatively, travel easterly to the quaint seaside harbour town of Crail (2 mls) and accessing on to other East Neuk Fife villages such as Pittenween, Anstruther and Elie.
The beautiful village of Kingsbarns has lots to offer, in addition to various tourist attractions in very close proximity. A short walk through the village and down the Back Stile, leads to the Fife coastal footpath trail, renowned for its stunning coastal views and various routes, perfect for walkers and cyclists alike. There is also the award winning Kingsbarn's beach, just follow the road from the square for 500m to the car park, to access both the beach and coastal path. The world-famous Kingsbarns Links golf course is approximately half a mile from the property along the A917, ideal for keen golfers looking for ease of access. Just next door to the links is the stunning Cambo Country House and Estate, with its gardens, cafe and play areas, you will find something for all the family to enjoy. Immediately next to Cambo House on the A917, is the Kingsbarns Gin distillery and visitor centre. A short, 3 mile drive will take you to the intriguing, Scotland's Secret Bunker,with it's own cafe and offering various activities.
