Ground Floor

Kitchen and dining room with pantry - Dramatic high ceilinged room with windows on both sides and French windows on to the east patio. Original purlins and oak truss, antique barn door converted into table for 8, gas stove, fridge/freezer, microwave oven, washing/drying machine, as well as a slate floor with underfloor heating. View over woodland with a very popular bird feeder on the hedge in close range (bird seed provided). The adjoining pantry is unheated and perfect for food storage etc also includes a freezer.

Sitting room - Light airy sitting room looking over the garden to the south and opening on to the west patio through French windows. Welcoming woodburner as well as underfloor heating, TV and DVD player, radio and CD, guidebooks, novels, games and a toy box. The west patio has sitting area for afternoon sun, with slate table, herb patch and garden views.

Porch and Lobby - For guests requiring disabled access holidays, the main entrance offers level access (900mm wide front door). The porch also gives good shelter with glass roof and white rafters making it light. Useful wooden rack for hanging coats and bags as well as a firewood store. Leads into the lobby with more hanging space: good for drying clothes and equipment.

Hall - Spacious hall with view out on to east patio, tough slate floor, original wooden chest and underfloor heating. Wooden stairs to first floor.

Downstairs bedroom - Wheelchair access, cosy bedroom with underfloor heating that can be arranged as a superking or twin room (please request your preference at the time of booking). Low clothes rail, organic cotton and non-allergenic bedding, window and door on to east patio. All rooms painted in organic low solvent paint.

Shower/wet room - Fully tiled wheel-in shower, next to hand basin and toilet, all with grab rails for use if needed. Wall mirror, shaver light, white and terracotta/grey colour scheme. Outside window and underfloor heating.

Upstairs

Granary bedroom - First twin bedded room with view on to the garden and exposed beam ceiling. Organic cotton and non-allergenic bedding, bedside tables, chest of drawers, hanging rail and radiator. Wooden floor with one step in.

Gallery bedroom - Second twin bedded room with original “gallery” window looking down into the kitchen – a great lookout place for children – and a Victorian gothic style window. Organic cotton and non-allergenic bedding, bedside tables, chest of drawers, hanging rail and radiator. Wooden floor.

Toilet and washroom - Toilet with handbasin and mirror, in warm room heated by towel rail and hot water tank.

Garden

Play areas are all round the cottage, a garden table and chairs and a barbecue set are provided. Children’s croquet set available on request.

Guests also have access to a footpath through the wonderful garden. The footpath goes up to Llyn Ruck lake at the top of the hill where the views of the Dyfi estuary and the sea are spectacular. The garden is a mixture of woodland and shrubs with a sloping lawn opposite the cottage. In spring and early summer there is a stunning display of rhododendrons and azaleas, and at all times there is a wide variety of wildlife.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
