Fabulous 'New England' style beach house with stunning sea views!

The house is set on The Ridge just yards from Winchelsea Beach, near Rye in East Sussex. The house was featured in Coast Magazine in 2008 and Real Homes magazine Aug 2010. Located in the small village of Winchelsea Beach - where marshland meets the sea, the shingle beach gives way to flat wet sand at low tide. A wonderful four-mile walk is to follow the sea wall eastwards- stopping at the Bird Reserve, then following the River Rother towards Rye and returning across the field tracks past Camber Castle. Whether you want to go surfing, cycling, walking or beach-combing, Bramble Tye is the perfect place to sit back and decide - either in the summer house or gazing across the sea from your balcony. Shop: 0.1 mile Pub: 0.1 mile Coast: 100m.

Ground Floor:

Entrance porch

Kitchen/Dining Room - an extremely light and attractive space with wonderful oak flooring. There is a family room which can be closed off from the main living area furnished with a three seater sofa, occasional table, a variety of chairs, a gas "woodburning" stove and a flat screen TV. In the main room there is a dining table and six chairs plus sideboards and cabinets and the superbly stocked bespoke Kitchen provides an electric oven and gas hob, dishwasher, fridge, freezer, microwave.

Rear porch/ Utility Room houses a washing machine and tumble dryer.

Bedroom 1 with bunk beds, bedside table and clothes hanging rail. Please note children over six years only allowed on bunk beds.

Bedroom 2 with twin beds, bedside table, chest of drawers and double wardrobe

Bathroom with oak flooring, a bath, over-bath shower, heated towel rail, washbasin and w.c

Stairs with stairgates top and bottom to.

First Floor:

Sitting Room with oak flooring. This glorious room has a spectacular galleried roof with open rafters and fabulous sea views from the balcony and the dual aspect windows. There is a three seater sofa, antique leather and cane armchairs, occasional table, TV with DVD and gas "woodburning" stove

Bedroom 3 with double bed, bedside tables, wardrobe and private balcony with stunning sea views. En-Suite Bathroom with a bath, over-bath shower, heated towel rail, washbasin and w.c.

Garden: Fully enclosed pebbled, decked and lawned areas, with summer house and wooden garden furniture.

Parking: Parking for one car in the drive plus parking for two cars outside on The Ridge.

Heating: Oil central heating and gas "woodburning" gas stoves for boost.

Wifi expected early 2015. Mobile 'phone reception variable depending on network.

Travel cot (Mamas and Papas) available (bring own linen, blankets and pillow. The cot mattress is thin so you may wish to bring your own thicker cot mattress).

Highchair available (attaches to adult chair).

Removable bed-side barrier available for toddlers.

Push-fix stair gates available.

All linen and towels provided but please bring swim towels.

Price includes all heating and electricity.

Please note we do not allow pets.

Short-breaks are available from Friday - Monday (3 nights) or from Monday - Friday (4 nights) and are charged at the 4 night rate in both cases.

Change over days are Monday and Friday.

Nice beach house in a good location

Why can't I call Ann (the owner) before booking?

You can exchange contact details with the property owner/manager once your booking is confirmed and you’ve paid in full. Paying and communicating only through our platform allows us to ensure that your booking is covered by our Payment Protection policy.

If you have any questions before booking, you can send the property owner/manager a message via the contact form on their listing. Once you’ve booked, you can discuss the rental and make arrangements for your trip by logging into Manage my booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

Go to Manage your holiday booking to view all your booking details, pay the balance of your holiday or cancel it if you need to.

How do I pay the balance of my holiday?

You can pay the remaining balance of your holiday at any point. Simply go to Manage my holiday booking and click Pay now.

We’ll automatically charge the balance payment to the same payment method 10 days before it’s due. Go to Manage my holiday booking to see when the payment will be taken.

How can I retract my booking request?

You’ll need to contact Ann (the owner) to do this. Send them a message in Manage your holiday booking or through the contact form on this page.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Ann (the owner) a message.

If Ann (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
